By using Miji (miji.sg), you agree to these terms. If you do not agree, please do not use the site.
WHAT MIJI IS
Miji is a property information and listings platform for Singapore. It shows recent HDB resale prices and private home transactions on a map and in the Index, lets you try an affordability calculator, and lists properties for sale or rent submitted by independent, CEA-registered property agents. Miji is a portal, similar in structure to other Singapore property listing sites — it does not itself conduct estate agency work, is not a party to any sale, purchase, lease or rental you may enter into, and nothing on this site is an invitation to buy, sell or rent any specific property.
LISTINGS ARE FROM INDEPENDENT AGENTS
Each listing on Miji is submitted by the individual property agent named on it, who is solely responsible for its accuracy and for being validly CEA-registered to advertise it. We review listings before they go live, but we don't independently verify every detail and don't guarantee that a listing is accurate, complete, currently available, or still on the market. If you contact an agent through Miji — for example, via the "Contact Agent on WhatsApp" button — that conversation and any resulting transaction is directly between you and that agent. Miji is not a party to it.
REFERRALS
From time to time, Miji may pass on a buyer enquiry to a property agent. Miji does not currently receive any fee or commission for doing this, and is not a party to any transaction that may follow.
INFORMATION ONLY, NOT ADVICE
Everything on Miji — including the Map, Index, calculator and Jimi — is for general information. It is not financial, legal, tax, valuation or property advice. Prices shown are typical figures worked out from past transactions. They are indicative and do not predict what any particular home will sell for. Walk times and distances are estimates. Please check the facts yourself, and speak to a licensed professional before making any decision.
JIMI
Jimi is an AI assistant that answers questions using Miji's own data and general knowledge, powered by Anthropic's Claude. Jimi's answers are generated automatically and may be incomplete, out of date, or wrong. Jimi does not give financial, legal or property advice, and nothing Jimi says should be relied on as a recommendation to buy, sell, or take any other action.
THE CALCULATOR
The affordability calculator gives estimates based on the numbers you enter and simple assumptions. It is not a loan offer or approval. Banks and the authorities apply their own rules and checks (for example, TDSR and MSR), and the amount you can actually borrow may be different. Please confirm with your bank or the relevant agency.
WHERE THE DATA COMES FROM
Data is provided by public sources and may be delayed, incomplete or contain errors. Sources include the Urban Redevelopment Authority (private home transactions), the Housing and Development Board (HDB resale prices and property information), the Singapore Land Authority (OneMap), the Land Transport Authority (MRT and LRT stations), the Ministry of Education (schools), the National Environment Agency (hawker centres) and the Singapore Food Agency (supermarkets). Most of this data is used under the Singapore Open Data Licence version 1.0. Miji is not endorsed by any government agency.
IF YOU'RE A PROPERTY AGENT USING MIJI
By registering as an agent and submitting listings, you confirm that you are validly registered with the Council for Estate Agencies (CEA) and authorised to advertise the properties you list, and that the information you submit is accurate to the best of your knowledge. We may review, reject, or take down any listing or profile at our discretion, including sending a listing or profile back for review if key details later change. We are not responsible for the conduct of any agent using the platform.
Where a buyer's alert signup matches one of your own live listings, we may show you their email address and what they're looking for, so you can follow up. You agree to use this only to respond to that specific enquiry, to handle it in line with the Personal Data Protection Act (including Singapore's Do Not Call rules if you message or call them), not to add them to any other list or pass their details to anyone else, and to stop contacting them if they ask you to. We can suspend your access to this if we believe it's being misused.
NO GUARANTEE
We try to keep the site accurate and working, but we do not promise that it is free of errors, always available, or up to date. The site is provided "as is".
LIMIT OF LIABILITY
To the fullest extent the law allows, we are not responsible for any loss or damage that comes from using the site, relying on its information, or any dealings you have with an agent found through Miji. Nothing in these terms limits any right you have that cannot be limited by law.
USING THE SITE
Please use the site for your own personal use. Please do not copy the site in bulk, use automated tools to collect its data, submit false or misleading listing information, or try to disrupt or break into it. The design, text and code of Miji belong to us. The underlying public data belongs to its providers and is used under their licences. Content submitted by agents (listing descriptions and photos) remains theirs, but by submitting it they give us permission to display it on Miji.
LINKS TO OTHER SITES
The site may link to other websites, including WhatsApp and agents' own channels. We do not control them and are not responsible for their content.
CHANGES
We may change these terms or the site at any time. The date above shows the latest version. If you keep using the site after a change, you accept the new terms.
GOVERNING LAW
These terms are governed by the laws of Singapore, and the Singapore courts have jurisdiction over any dispute.
