PRIVACY POLICY

Miji (miji.sg) is a free property information and listings platform for Singapore homebuyers.. This page explains what personal data we handle and why. It follows Singapore's Personal Data Protection Act 2012 (PDPA).

THE SHORT VERSION

You don't need an account to browse listings, the Map, the Index or the calculator. We only collect personal data when you choose to give it to us — by signing up for alerts, emailing us, or registering as an agent. Contacting a listing agent happens directly over WhatsApp, outside our systems.

BROWSING THE SITE

Some tool preferences (like a budget you type into the calculator, or a town you're viewing on the map) can be saved in your own browser's storage so they carry over between pages. This stays on your device and is not sent to us.

Separately, so we can understand how the site is used and keep listings relevant, we log basic activity — such as a listing being viewed, or someone clicking through to contact an agent — against an anonymous id generated by your browser, not your name or email. This is stored in our database but isn't tied to who you are, unless you later give us your email (for example, through an alert signup).

SIGNING UP FOR ALERTS

If you sign up to be notified — from the footer, the Map, the calculator, or a specific listing — we store your email address along with what you asked to be notified about (a town, a block, a budget range, or a specific listing). We use this to email you when something matches, and to let the specific property agent(s) whose listing matches your request see your email address and what you're looking for, so they can follow up with you directly about it — the same way any property portal connects an enquiry to the agent it concerns. Only an agent with an approved, active account can see this, and only for a signup that genuinely matches one of their own live listings — it isn't shown to agents at random. You can ask us to remove you at any time.

ASKING JIMI A QUESTION

Jimi, our AI assistant, is powered by Anthropic's Claude. When you ask Jimi something, your question (and Jimi's answer) is sent to Anthropic to generate a response. We don't store your Jimi conversations ourselves. Please don't share sensitive personal information in the chat.

CONTACTING AN AGENT

Listings show a "Contact Agent on WhatsApp" button. Clicking it opens WhatsApp with a message addressed to that agent's own number — the conversation happens directly between you and them, on WhatsApp, and isn't something we see or store. We do log that a "contact agent" click happened, against your anonymous browsing id, so we can see which listings are getting genuine interest.

IF YOU'RE A PROPERTY AGENT

To list on Miji, agents create an account with us (email and password, via our database provider Supabase) and a profile (name, phone number, CEA registration number, agency licence number, agency name, and optionally a profile photo). This information — along with anything in the listings an agent submits — is shown publicly on the site once approved, since it's required for us and for buyers to know who they're dealing with, in line with CEA's own advertising rules. Agents can update their own details at any time from their dashboard.

If a buyer's alert signup matches one of an agent's own live listings, that agent can see the buyer's email address and what they're looking for in their dashboard, so they can reach out about it. Agents may only use this to follow up on that specific enquiry — not to add the buyer to any other mailing list or share their details with anyone else — and must stop contacting someone who asks them to.

WHEN YOU EMAIL US

If you email us directly, we receive your email address and whatever you write. We use it only to read and reply to your message. We do not add you to any mailing list and we do not sell or share your details.

OTHER SERVICES THE SITE USES

To work, the site relies on a number of other providers. When your browser or our systems connect to them, they can see technical details such as your IP address. These providers have their own privacy policies, and we don't control how they handle data.

COOKIES AND ANALYTICS

We do not currently use analytics cookies. We plan to add Google Analytics so we can understand overall site traffic — things like which pages are visited, how long people spend on them, and roughly where visitors are browsing from (country or city level, not your exact location). Google Analytics does this using cookies and similar technology on your device, and the data it collects is handled under Google's own privacy policy, not just ours. Once it's switched on, you'll be able to opt out using the Google Analytics Opt-out Browser Add-on, or by blocking cookies in your browser's own settings. We do not use advertising cookies, and Google Analytics data isn't linked to your name or email unless you've separately given those to us (for example, through an alert signup). We'll update the date on this page once it's live.

YOUR RIGHTS

You can ask us what personal data we hold about you, ask us to correct it, or ask us to delete it, by emailing hello@miji.sg. We will reply within a reasonable time.

PROTECTING YOUR DATA

We take reasonable steps to protect the data we hold, including relying on Supabase's access controls for anything stored in our database. No system is completely secure.

CHANGES

If how we handle personal data changes meaningfully, we will update this page. The date at the top shows when this page was last updated.
